Maintenance Assistant PT

The Maintenance Assistant supports safe, comfortable, and well-maintained community buildings and grounds. This role completes work orders, assists with preventive maintenance, prepares apartments for move-ins, and helps ensure compliance with life-safety, infection-prevention, and environmental standards. Works collaboratively with Nursing, Dining, Housekeeping, and Activities to minimize disruption to residents and provide excellent customer service.
- Respond to and complete daily work orders (doors/locks, lighting, outlets, faucets, toilets, appliances, grab bars, flooring, blinds, etc.).
- Perform minor carpentry, plumbing, electrical, and painting within scope; escalate items requiring licensed vendors.
- Perform scheduled PMs (filter changes, ice machine cleaning, dryer vent cleaning, exit/emergency lighting checks, generator weekly runs, eyewash checks, water temperature logs, etc.)
- Assist with life-safety readiness: fire extinguishers, alarm panels, pull stations, smoke detectors, and sprinkler visual checks; support drills and documentation.
- Follow OSHA, lockout/tagout (LOTO), and manufacturer safety procedures.
- Support move-in/move-out turns: patch/paint, hardware replacement, basic flooring/trim touch-ups, fixture swaps, deep clean coordination with Housekeeping.
- Set up resident rooms and common areas (furniture moves, wall mounts, bulletin boards, activity/event setups).
- Maintain curb appeal: trash pickup, minor landscaping, light pruning, watering; seasonal snow/ice removal with proper PPE and de-icer use.
- Maintain walkways, patios, fences, and signage.
- Operate and care for tools/equipment safely; report defects.
- Track parts and supplies; keep maintenance shop clean and organized.
- Meet and escort vendors; provide access and support as directed by DPO.
- Communicate timelines and progress to residents and staff; prioritize urgent requests.
- Practice dementia-aware interaction in Memory Care (calm voice, clear explanations, respect for privacy).
- Participate in on-call rotation, weather events, and emergency response.
- Close out work orders in the system; complete PM logs, daily rounds, and compliance checklists accurately and on time.
- Perform other duties as assigned to support operations and resident safety.
Qualifications (Required)
- High school diploma or equivalent.
- 1+ year general maintenance, facilities, construction, or building services experience.
- Basic proficiency in at least two trades (carpentry, plumbing, electrical, painting, HVAC filter/coil basics).
- Ability to use ladders and hand/power tools safely; read/follow SDS, labels, and equipment manuals.
- Computer or mobile-app literacy for work orders and PM logs.
- Valid driver’s license (if driving company vehicle) and insurable driving record.
- Ability to communicate professionally with residents, families, vendors, and team members in English.
- Successful background check, drug screen (as applicable), TB screening, and required immunizations.
Qualifications (Preferred)
- Senior-living, healthcare, hospitality, or multifamily experience.
- OSHA-10, LOTO training; pool operator/boiler exposure (if applicable).
- Basic HVAC knowledge; EPA 608 Type I/II a plus.
- Experience with CMMS/work-order systems.
